Jon duPerier, Managing Partner, Greenville Landmark Venture I'm Jon duPerier. I'm the Managing Partner of Greenville Landmark Venture. I've been working with DENCO for about two years on this project. It's a very complicated remodel and rebuild of a historic building in Dallas on Greenville Avenue. I've been very pleased with the craftsmanship, the quality, the service, and I was very pleased with the quality of materials. It was well above what we expected. We had three very complicated restaurants and had to rebuild a new shell within an old shell. It was a very complicated, intricate project, and the craftsmanship was excellent. This is a real historic building, built 1931. It's irreplaceable. You just couldn't replace this building. When the fire happened, you can imagine, things were chaos around here. We had four businesses that were out, they were closed down. We had insurance adjusters everywhere. We had construction companies and the city. DENCO sent their whole team in and really held our hand through the whole process, and helped us understand how we were going to rebuild it. They brought in the good architects, good engineers. It was a time we were very vulnerable to being taken advantage of by a disreputable company. But DENCO was totally honest, above board, and just made the process much easier for us as building owners and partners. They were able to bring in very skilled people. It's a very skilled, technical job to complete. DENCO was able to bring the best team in to work on the building. We had a fixed price bid on this job which included the windows for the building, and I expected they'd be builder grade windows, but they came in with really low E and green efficient windows that were very high quality. For example, on the framing of the building they could have used pine, but they used redwood, which is more expensive. And then the foundation has huge piers and huge beams. The steel is well above what I would expect for structural integrity. And the roof we're standing on right now was done really well. Quality steel and concrete, and they did a really good job on the roof. They were just there when I needed them, and they were able to save a wonderful old building.
